What Is An EICR?

An EICR, (Electrical Installation Condition Report), is sometimes also referred to as a Landlord Electrical Safety Test or Fixed Wire Test. The report provides a summary of the condition of the electrics in your home and determines whether they comply with the current British Standard for electrical safety (BS 7671).

Do I need an EICR certificate?

Due to a recent change in legislation, it is now a legal requirement for landlords to get an EICR carried out on all rental properties by 1st April 2021 to ensure tenants safety.

This change in legislation has increased awareness of these reports for both landlords and home owners, who are now making steps to get reports completed on their own homes.

How to get an EICR certificate?

Farthing Electrical Solihull will organise a suitable time for one of our highly trained, friendly electricians to visit your property and safely carry out a number of tests on all the circuits. We will record a number of observations in line with the BS 7671 regulations and make various recommendations where improvement may be necessary for the safety of your home.

How long does an EICR certificate last?

If the installation is satisfactory then the electrician carrying out the report will put a next inspection date on it. This date will be what the electrician decides depending on the condition/age of the installation. The older the installation the more frequent the inspections would be.  The time intervals between the inspections are down to the engineering judgement of the person carrying out the test, but the following are accepted as general practice;

  • Home owners at least every 10 years or change of occupancy.
  • Rental properties every 5 years or change of occupancy.
  • Be safe and be sensible.

EICR – How long does it take?

The inspection should take no more than half a day to a day depending on the size of the property and the amount of circuits in your consumer unit. Power will be off for the majority of that time.

1-2 bed flat – £120+VAT
2-3 bed semi-detached house £180 + VAT
4 bed house £220+VAT
